ZAC des Docks is a business park located in Saint-Ouen, near Paris. The site includes two existing office buildings, Harmony and Rhapsody, for a total surface area of 58,000 m².
Equans acted as master system integrator to deploy a Building Operating System (BOS) that would support the transformation of the two buildings into smart assets.
The project addressed several challenges related to the transformation of existing office buildings:
- Securing and enhancing long-term asset value
- Reducing carbon footprint
- Gaining clearer insights into building usage
- Improving occupant comfort
- Optimising energy performance
- Preparing buildings to deliver smart services
The approach involved combining building technical systems, digital infrastructure and data management within a coherent and scalable framework.

System integration for smart buildings
Equans acted as master system integrator, bringing together our expertise in smart building integration, data management and building technical infrastructure.
We were responsible for designing and implementing a Building Operating System (BOS) that was capable of connecting the site’s operational technologies and IT systems. The solution relied on open, reliable data that could be accessed through cloud environments and client platforms and easily shared with partners.
The architecture complies with the Ready2Services framework developed by the Smart Buildings Alliance, ensuring interoperability and long-term scalability.
Building operating system deployed
We implemented a Building Operating System designed to support the transformation of the two buildings into smart assets.
The solution included:
- Enhanced OT and IT cybersecurity
- Deployment of additional air quality and presence sensors
- Installation of supplementary energy metering
- A shared smart network for the building management system
- Rapid space reconfiguration capabilities, achievable within 30 minutes
- Compliance with the BACS Decree
This data-driven infrastructure provides a solid foundation for monitoring energy performance, measuring usage and improving occupant comfort, all while supporting the deployment of future smart services.
